§3. Pricing and Exchange Rates

• –All prices displayed on the Website are indicative and subject to change without prior notice;
• –Prices in currencies other than the developer's original currency are converted at market exchange rates with a margin and are provided for informational purposes only;
• –The final property price is determined directly with the developer at the time of the transaction;
• –Varsovia Estate is not liable for exchange rate differences between the price displayed on the Website and the transaction price.

• –Vietnam: foreigners may own properties on a leasehold basis for up to 50 years (renewable), with a limit of 30% of units per building;

§8. Liability

Varsovia Estate is not liable for:

• –investment decisions made by users;
• –actions, omissions, or insolvency of developers;
• –changes in legal regulations in countries where we offer properties;
• –exchange rate differences and related losses;
• –temporary unavailability of the Website or its individual features.

Varsovia Estate's maximum liability for any claim is limited to the commission fees actually received in connection with the relevant transaction.

§9. Governing Law and Dispute Resolution

• –For clients based in the European Union: these Terms are governed by Polish law. The competent court is in Warsaw, Poland. EU consumers retain the right to bring proceedings in their country of residence;
• –For property transactions: the law of the country where the property is located governs the purchase agreement;
• –We encourage amicable resolution of any disputes before initiating legal proceedings.

§10. Final Provisions

• –These Terms of Service are effective as of February 9, 2026;
• –The Operator reserves the right to amend these Terms;
• –Users will be notified of any changes via an appropriate notice on the Website;
• –Continued use of the Website after changes constitutes acceptance of the updated Terms.
